Attention Pag-Ibig Fund Housing Loan Borrowers
It was my fault. I should have inquired about this sooner. Ditto for this post!
But we still have time.
My wife Gina took a housing loan in early 1997. We still pay the monthly amortization (though I sometimes miss, not because we lack the fund but because I lacked the time to go pay.).
PAG-IBIG fund sent a letter which stated that an interest discount will be available for those who qualify by being current with their dues - or something to that effect. I really didn’t know the entire story and it was just something that was good to have. Little did I know that being current, there will be be a 2% interest discount from current rate of 12%.
The amortization will be the same but discounted amount will be applied to the principal.
Which means that if all is well, we might be able to reduce the number of payment years by 4 years!
The catch is is, you have to be current by December 2007 so it can be applied. Doing so in 2008 would be too late. I hope they can extend it a bit longer for those who just got hold of this information.
On a side note, the one handling my account explained that this is an offshoot of the economy and exchange rate. This is one effect that I didn’t see tackled here.
I wish the interest I wish all government offices are like that.
Plus, I’ve noticed some pretty good changes in PAG-IBIG. It had become customer-centric. IT seems that they are always on the lookout for the best possible ways to benefit the member. There was someone who was assigned to my account who patiently and respectfully explained all these things. And I can call her anytime. Lyn C - you deserve a commendation.
Whoever is running the show at Pag-Ibig deserves a raise.

Pagibig has improved a lot. They’re doing a good job being customer-centric and all.
I was supposed to loan from Pagibig so I could buy a house (or a condo) for my parents (well, share kami dapat dun), but I was told that’s not a good idea. Someday na lang daw. Sigh. I hate paying the rent of a house that is not mine!!

Getting a house entails a lot of planning, but it beats just paying for rent. If you can find a house that you like (location, design, cost, etc) which is Lease-to-own, with monthly payments roughly the same or a bit higher than your current one, I would suggest really looking into it. Rent really drains you.

Your regular pag-ibig membership will be converted to Pag-ibig overseas program ng pag-ibig. Check if there’s a remote pag-ibig office in saudi. They should be able to help you. If you have at leased 24 months contribution before you left the philippines, then it shouldn’t be a problem, you just have to pay 3 months worth of contributions (dpending on the loan amount that you would like to avail) before you can avail of the loan. But you need to have an executor in the Philippines because they need to attend loan seminar and all. With me, I’m paying 950Php per month because I need to avail 2M loan for my condo unit. Hope this helps

If you are in Makati, pass by the Atrium along Makati Avenue, hoe to the head office of Pag-Ibig fund. They have set up boots/tables for inquiries. There are also real estate developers and brokers milling around. Some areas also have houses up for sale.
My suggestion though is avoid Mondays and Fridays when most people converge. It would also be better if you go in around 8:30 or 9:00 AM to avoid the lines.

There’s a lot of PAG-IBIG programs that I have watched and heard about the good news for Pag-IBIG member, Im still hoping na mag-benefits din naman kahit isa sa mga magagandang programa ninyo. Ako at aking asawa ay matagal na rin naman member na pag-ibig at nagbabayad ng tamang buwis sa ating gobyerno at nagsusumikap na maghanapbuhay at mamuhay tama. Ang sa amin ay mabigyan din kami ng “fair treatment”. Napakarami sa mga kababayan natin ang nagkakaroon ng libreng pabahay ni hindi nagko-contribution sa pag-ibig, ni hindi nagbabayad ng buwis at patuloy na nagpaparami ng kanilang anak ngunit sila pa ang nabibiyayaan ng inyong programs.
Umaasa po ako na sa ganitong paraan ay makarating at matugunan ninyo ang aming kahilingan. Salamat po.
